Finance/Legal representation in Spain
Purchasing property in Spain should be straight forward, however we would strongly recommend that you use both professional
mortgage consultants and lawyers to assist you in the process.
Finance in Spain works on a similar basis to the UK. The follow is a guide in layman's
terms of the Spanish mortgage process and some mortgage products which are available through us.
We are independent mortgage brokers, and as such work with all Spanish banks to get our clients the very best
mortgage deal. Spanish banks in general require the following information when considering a mortgage
application.
1.For employed persons they require the last p60 and last 3 months payslips, occasionally bank
statements. For Self employed they require the last set of accounts, tax
assessment and occasionally bank statements. For both they also require passports and nie copies which your lawyer will arrange for you.
Some Spanish banks require a UK Experion/Equifax report, but many do not.
2.Banks in Spain work on net income, and they will lend up to 4 times single or joint incomes.
3.The term of the mortgage is mostly to age 70, a few will go to 75.
4.Mortgage Interest rates in Spain are linked to the Euribor and currently this
is a rate of
approx. 4.50%.

Mortgage 1. 85% of the purchase price for non residence, repayment only.
Mortgage 2. 70% of valuation, up to 15 years interest only. To age 80.
Mortgage 3. 80% of the valuation of property, 2 year interest only.
Mortgage 4. Capital raising for existing Spanish homeowners.
Mortgage 5. For Spanish residence we can offer up to 95% of purchase price and 5 years interest only.

Whether you purchase a new or resale property in Spain and also take Spanish finance, we advise that you allow between 10/12.0% of
the purchase price to cover all costs/taxes.
A word of caution. Some estate agents will recommend you to Spanish banks that they have associations with and are not
necessarily
the best advice for you.
